UPWARD Introduction Realizes Structured Automated Sales Data Aggregation and Analysis - A Case Study of Sansei Landic Co.

Sansei Landic operates nationwide, focusing primarily on its "Real Estate Revitalization Business," which involves purchasing properties with complex rights structures —such as land with existing structures (底※1) or turnkey properties (居抜き※2) —adjusting those rights, and then reselling them. Sales activities center on real estate companies and tax accountants with deep relationships with landowners and property owners, demanding advanced negotiation skills and specialized knowledge. Conversely, this often leads to a high degree of individual expertise, making systematic tracking of activities crucial.

Prior to the introduction of UPWARD, the system required a separate tabulation and analysis of the entered activity information, which was a major workload. In response to this issue, we decided to introduce UPWARD, which enables real-time tabulation and visualization of activity data.

*1: "Sokochi" refers to land where the land owner leases the land to a third party (tenant) and the third party builds and uses the land. Because of the complexity of the rights relationship and the difficulty of free use of the land, the asset value generally tends to be assessed at a low level.
*2: "vacant" refers to a dilapidated building in which there is a tenant. It is difficult to make free use of the property because there is a tenant, even though it needs to be reconstructed.

Main effects of introducing UPWARD

Management efficiency is improved by automating the monthly tallying process
Data entered from app mobile app is automatically reflected in the dashboard, eliminating the need to manually tally the number of visits and negotiations on a monthly basis, which was previously done manually.

Accumulation of activity data enables review and improvement of actions
Accumulation of daily activity data enables review of actions, such as "how many visits were made in the past," which was difficult in the past, and has increased the number of activities.

Visualizing results with a playful map function improves motivation
By visualizing the results of activities with color-coded displays of where to go and where to go on the map, and by incorporating a game-like element into sales activities, some field staff have said that they can have fun while conducting sales.
